Auction Bidding

Auctions can be daunting and scary; auctioneers are trained people who know how to play with emotions while increasing or jamming up the price.

What makes auctions different from normal sales?

Transparency

Open Bidding Process: Minimizes the chances of hidden negotiations or unfair practices by seeing each other’s bid and creates a transparent environment

Competitive Pricing

Potential for bargains: Buyers may secure properties at desirable low prices  if competition is limited. This can be particularly appealing in a hot market where listed prices can be inflated.

Quick Transactions

Speed of Sale: Buyers don’t need to wait for so long. Auction bidding has made it easy to buy a property. If you win the bid, you will immediately know if you have secured the property, which can expedite the overall buying process.

Emotion and Engagement

Exciting Atmosphere: The live auction environment can be thrilling and encourages active participation, motivating buyers to engage more fully in the buying process.

Make informed decisions and achieve your property goals with PROCLUB

You can’t make investment decisions based on emotions.

A professional and skilled bidder can get the desired property for you at the right price or prevent you from getting caught in emotions and overpaying for the property.

Our process in auction bidding:

Pre-Auction Preparation:

At the first step, interested buyers typically attend open inspections to evaluate the property.

Then we do a complete review of auction conditions, council regulations, and recent sales data in the area to understand property values.

Auction Day:

Registration is required to bid. The auctioneer starts the bidding, often with a reserve price—the minimum the seller will accept.

The auctioneer calls out the bids, and the auction can last from a few minutes to an hour.

If the bid surpasses the reserve price, the property is sold to the highest bidder. If not, the seller can choose to negotiate or withdraw the property.

Post-Auction:

At the end, the winning bidder signs the contract and typically pays a deposit (often 10% of the sale price).

After that settlement period usually ranges from 30 to 90 days, during which the buyer secures financing and the property undergoes inspections.
